Price is the first thing most homeowners ask about pressure washing, and it's the hardest thing to answer without seeing the job. A driveway that looks similar to the one next door can cost noticeably more to clean, different concrete, different stains, different access. Before you compare quotes, it helps to understand what actually drives the number.

What actually goes into a pressure washing quote?

Every honest quote reflects four things: the surface, the condition, the access, and the method. Cut one of those out and the price stops being real.

Surface area is the obvious one. Bigger areas take longer and use more water and detergent. Square metres alone don't tell the story though, a small courtyard packed with garden furniture, pot plants and delicate paving can take longer than a wide-open driveway of similar size.

Condition is where quotes swing the most. Fresh dirt lifts quickly. Long-standing oil stains, moss, algae or paint overspray need pre-treatment, dwell time and sometimes a second pass. Anyone quoting off a photo without asking about condition is guessing.

Access matters more than people expect. Ground-level concrete is straightforward. Second-storey render, tiled roofs, or a driveway with no nearby tap and no power outlet all add time and equipment. Method is the one most homeowners never ask about, and it's the one that separates a good result from a damaged one. Soft washing uses low pressure and more detergent. High-pressure cleaning uses tight nozzles and hot water. The wrong method on the wrong surface leaves permanent marks. Why PSI on its own doesn't clean

The "pressure" in pressure washing is measured in pounds per square inch (PSI), but PSI alone doesn't clean. Three things do the actual work:

  • Water temperature. Cold water is fine for general dirt. Hot water cuts through grease and oil, which is why driveways stained with car fluids clean up better with a hot-water rig.
  • Detergent. The detergent breaks down grime so the water can lift it away. We use eco-friendly cleaning products because runoff ends up in gardens and waterways, and Brisbane has plenty of both.
  • Nozzle choice. A narrow jet concentrates force on stubborn stains. A wider fan covers larger areas faster with less risk of etching. Matching nozzle to surface is most of the skill.

What different surfaces cost to clean (and why)

Patios, tiles and pavers. Grout lines hold moss and algae and often need brushing between passes. Loose or cracked pavers need to be worked around, not blasted.

Painted surfaces and render. Soft washing territory, low pressure, more detergent, more dwell time. Charging high-pressure rates here means somebody's about to damage the finish.

Roofs. The most variable. Roof pitch, tile type, moss coverage and safe access all matter, and roof work carries fall risk that has to be priced in properly.

What about window cleaning cost?

The same logic applies to windows: size, number, access, and condition. Ground-floor windows on a clear house clean up quickly. Second-storey windows above a garden bed, or panes with paint overspray or heavy dirt, take longer and cost more.
